To rent a property with Evolve there is a simple process to follow

Renting a Property with Evolve - To rent a property through Evolve Lettings there is a simple process to follow.

1. Request a Viewing

When you see a property you are interested in viewing, please click the relevant button on the property details page of the Evolve website or Rightmove to send an email enquiry or call 01937 221401 to speak to a member of the Evolve team. Once the viewing is confirmed, we will send a text or email with the time, date, and full address.

2. Attending a Viewing

One of our experienced agents will meet you at the property to show you around at the time agreed.  Please consider in advance any questions you would like to ask regarding the property or area.  You will be given a comfortable amount of time to view the property at your own pace.  If you are undecided and would like to request a second viewing, this is also no problem.

3. Applying for a Property

If you like the property and would like to apply to become the tenant, the next step is to complete an application form.  We will send you a link to the application form which will be specific to the property you are interested in.  On the application form you will be asked to complete some basic personal, residential history, credit history and employment / income details.  You will also be asked when you would like to start the tenancy and for how long you would like the initial tenancy to last.  You can then submit the application form to us online. 

4. Agreeing an Application

Once we have received an application form, we will present the details to the owner of the property.  With guidance from Evolve, it is then the Landlord’s responsibility to authorise the application and agree for the tenancy to goahead in principle and subject to references.  If there are multiple applications for the same property, the Landlord will decide which application to goahead with.  When making the decision, the Landlord will take into account: number of occupiers, rental history, credit history, affordability, contract start date and tenancy length.

5. Holding the Property

Once the landlord has agreed the tenancy in principle we will ask you to make a payment to hold the property.  This payment is the equivalent of one week's rent and will go towards your first month's rent payment.  When the holding payment is made the property will be taken off the market and marked as “let agreed”.

6. Referencing

After the holding payment is received the referencing process will take place.  You will be asked to complete information via an online portal and credit, residential and income references will be obtained using the information and contacts provided.  At this point you will also be asked to provide ID online and relevant information to show you have the right to rent in the UK.  Once our checks are complete you will be sent a confirmation email.

7. Tenancy Agreement

After referencing is completed satisfactorily you will be sent a tenancy agreement.  This can be signed online.  At the same time you will be provided with all the mandatory document required to begin the tenancy.

8. Making Payment

Once the tenancy agreement is signed you will be asked to make a payment for the remainder of the first month's rent and deposit.  You will be provided with bank details and a reference to make an online transfer.

9. Moving In

We will arrange to meet you at our office in Bramham or the property itself for the key handover.  At this point we will also ask you to provide us with your original IDs for copying.  Just before moving in you will be sent a photographic inventory documenting the fixtures and fittings of the property and its condition.  Once you have the keys we ask that you check the inventory against the property.  You will be given the opportunity to make comments on the inventory if you wish.
